Verifiable rental references and a $35 application fee per adult for background check required. Security deposit is one month's rent. Tenant pays all utilities. Tenant maintains landscaping. Tenant maintains hot tub should they choose to use it. ADT Security System available; tenant activates and pays for service if they wish to use it.
